An “Improver” On A Superb Block Of Land For Desmond And Joey

Desmond and Joey are first home buyers who were referred to Renowden Buyers Advocates by a previous happy property buying client of ours. They were looking for assistance to find and buy and were also open to advice we had to offer, to ensure they bought not only a good property, but a sound investment. After six or seven weeks of inspecting many properties and pursuing houses on their own block of land as a priority selection, we have bought the ideal investment cocktail … A brick veneer home requiring some work but underpinned by a superb 766 square metre block of land with preferred north facing rear orientation. The property was passed-in at auction last weekend largely due we believe because buyers are looking ideally for homes “ready to move into requiring no work”. Nonetheless, interest was building and within several days of the auction several buyers were offering on the property and its days were almost certainly numbered before it got snapped up. We negotiated promptly (but after a second look by Desmond and Joey) and wrapped the purchase up before the following weekend’s open for inspection when it almost certainly would have been sold. Good advocacy is knowing how the industry works and how buyers, selling agents and vendors operate. We guided our clients accordingly to achieve a purchase they were keen to achieve, with our endorsement.
